The spa area has the latest infrared sauna, a Finnish sauna, a steam bath, a Turkish bath /hammam/ and a snow room.

The SPA area includes an indoor swimming pool with two waterfalls for a pleasant water massage and a Jacuzzi, where you can relax. The spa area also includes rooms for therapy, for rituals under the night sky or in front of a luminous onyx wall, for double massage and relaxation, as well as a rehabilitation studio.

San Stefano Plaza Multifunctional Complex has 24/7 four-level underground car park. Access to the car park is provided via Sheynovo Street.

The car park offers:

  • free parking for the first hour within a day

  • a parking charge for each subsequent hour

  • Level 2 is provided for external visitors

  • monthly subscription for a parking space on Levels 3, 4 and part of level 2 - There are currently no vacancies

  • partially PV-powered charging station for electric cars on Levels 2 and 3

ELEVATORS AND ESCALATORS – OTIS GeN2

This technology is up to 50% more energy efficient than conventional elevators and escalators. Regenerative drives ReGen™ increase efficiency, reducing energy consumption by up to 75% through energy conservation and returning it back into the grid - circuit of the building.

WATER SUPPLY & SEWERAGE SYSTEMS

Sewerage system – cast iron pipes, Wilo pumps, Geberit structures, etc.; resistant to microorganisms, mold and atmospheric influences. The pipes are fire resistant and 100% recyclable.

  • Soundproof installation shafts
  • Reservoir for domestic water supply and split systems for discharging domestic, rain and condensation waters.

The water supply system has two additional filters:

  • UV - FILTER which serves for disinfecting water flowing through it by means of UV lamps.
  • MECHANICAL FILTER (100 microns) which purifies all water facilities and prevents them from clogging.

Individual measurement of water consumption for each of the premises is provided.

The water pipes are coated with aluminum layers.

HVAC SYSTEMS

  • Air conditioning - DAIKIN air-to-water heat pumps for the residential area and TOSHIBA three-pipe VRF freon systems for offices, shops and restaurants
  • Hot water for the public sector is provided by high-temperature heat pumps Carrier. Domestic hot water for the residential section is produced by boilers which are integrated into the indoor units of the heat pumps.
  • Ventilation is filled with highly efficient air conditioning cameras DamVent with a first step - recuperative heat exchangers and secondary recovery by heat pumps in the channels of the treated air.

POWER SUPPLY

The complex has an installed electric capacity of 4 MW, the power supply is ensured by two substations. Reservation of power is carried out with two diesel engines with a capacity of 900 KW.

BMS

Schneider Electric Bulgaria delivered and implemented a new platform for building automation - StruxureWare Building Operations (SBO) providing centralized monitoring, control and management of the HVAC system, electrical installations and fire safety of the complex. Furthermore, an energy management system was integrated in all parts of the building.

During the design and construction of San Stefano Plaza - the first complex in Bulgaria that has obtained Energy Efficiency Class A, the principles of sustainable construction were applied. It was achieved using leading-edge technological solutions, high-quality natural materials and innovative energy saving installations.
